Complete inspection of the home structure from the roof to the foundation. This covers anything visible, running appliances, electrical systems, and more.
We inspect and evaluate the sprinkler system running in manual mode. We run through all the zones of the irrigation system to ensure that the heads are working properly and the sprinklers are not spraying on the foundation or fencing to cause wear.
Wood Destroying Insect Inspections are often called termite inspections. This is a separate inspection form that identifies: wood destroying organisms (termites, carpenter ants, etc) and conducive conditions (trees too close to the house, rotten wood).
This inspection is required for VA loans.
This inspection uses a thermal camera to look for cold and hot spots. With this assessment, we can locate overheating electrical equipment and leaks that may not be visible to the naked eye.
We recommend this inspection for any barn, workshop, or outbuilding with electricity. We check for structural integrity, electrical systems, and, if plumbing is present, we ensure it is plumbed to the septic or sewer systems.
This inspection uses a camera to evaluate the main drain for the home – the sewer line between the home and the city or septic tank. We’ve found cracking, blockage, root intrusion, and more. In new homes, we’ve found construction debris. In older homes, we’ve found cast iron pipe damage. This line can be costly to repair!
The Sewergard warranty is extended to one year with this inspection.
This inspection tests the septic system and drain fields/aerobic sprinklers. If the tank is accessible, we’ll check the condition of the tank. We look for roots or cracking, check the performance of the tank, measure the sludge, test the alarm, and more. If the tank is covered we’ll use the sewer scope to check the inlet of the septic tank to see if the water level is at the proper level.
This is a basic visual inspection of the pool surface. We run and test pool systems and fountains.
Once repairs are requested and made we can go back out and complete a re-inspection. This inspection is completed using a list of requested repairs. We make sure repairs were made and done correctly.
Our Repair Estimate Report comes from a third party using the information in the home inspection report.
Our inspector uses a tool to measure various points of the foundation to measure for settlement or movement. Our inspector can give you the information, but we do not interpret the information.
This is the engineering certification of a manufactured home foundation. Our inspectors take pictures of the foundation and tags needed. We send these pictures to an engineer who writes a report and issues a certificate for the foundation. This is required by VA loans on a manufactured home.
Water analysis is required by VA loans when the home is on a well. This test checks for Nitrates, Nitrites, Lead, Coliform Bacterial, and E. Coli. It can only be completed on Monday-Thursday during the 1 PM inspection slot.
Duplexes and quadruplexes have the same inspection standards as a standard residential home inspection.
